Real Estate Appraisal Process
Once the client has elected to employ the services of Pathfinder Appraisals, a typical chronology of events will go something like this:
- The client submits the order online, by fax or phone
- The appraiser will formally acknowledge acceptance of the assignment with a phone call or an e-mail to the client.
- The appraiser will typically set up a time to inspect the property within 24 hours of accepting the assignment.
- Based upon a preliminary assessment of the property to be appraised the appraiser will select a pool of recent sales from which he will use to perform the sales comparison approach to value.
- Inspect the property, then evaluate and select the most reliable comparable sales upon which to base his valuation.
- Drive by the comparable sales, take photographs and note exterior features.
- Next is the analysis and compilation of data into a report form.
- Complete the report and deliver the report to the client. Preferred method of delivery is via PDF attachment to an e-mail.
